Problem Statement

Hashal Global's executive leadership had no centralised view of their property portfolio. Listings data was scattered across agent logs with no aggregated financial picture. Leadership could not see which markets held the most capital, which pipeline stages were stalling, or how monthly listing volumes and valuations fluctuated across the year.

Four specific gaps:

• No aggregate portfolio valuation across all 261 properties and 10 agents
• No visibility into which locations were driving volume vs. which were driving value
• Pipeline status ratios (Available / Rented / Sold / Under Offer) had to be manually compiled
• Seasonal listing peaks and valuation troughs were invisible — preventing marketing budget alignment

Data Architecture

Power Query — Ingestion & Transformation

• Ingested relational property records: transaction logs, location IDs, property type classification, listing timestamps, status flags, agent IDs
• Currency normalisation — all monetary values scaled to Billions ($B) for executive clarity
• Standardised property categorisation across 5 types: Bungalow, Penthouse, Terrace, Apartment, Duplex
• Cleaned status fields to 4 categories: Available, Rented, Sold, Under Offer
